You may already understand that your heating and AC equipment needs yearly HVAC (Heating, Ventilation, Air Conditioning) maintenance, but did you know that you also require annual plumbing maintenance by an expert? Service Experts Heating & Air Conditioning offers the Plumbing PLUS™ Maintenance Agreement for Provo homeowners to help them find issues before they become big problems. While you should always call for plumbing problems and arrange for your plumbing maintenance annually, here are a few ways you can get your home in ideal plumbing shape for spring.
Inspect both your faucets and toilets for any leaks. Confirm there is no water dripping out of or around the connections when you shut off your faucets. If there is, installing new fixtures or repairing the leak could help enhance the faucet’s operation and may even reduce your water bill.
After the faucets, check any exposed pipes for indications of leaks. You can usually find visible pipes in basements and below sinks. Extreme weather can cause pipes to freeze and sometimes crack so spring is the ideal time to make sure the winter weather didn’t cause any damage that would result in plumbing problems.
- Give your drains some long overdue TLC
Inspect your toilet for any fractures or leaks in both the bowl and tank. If everything appears to be in good condition, go ahead and pour about six drops of food color into the water in the tank. Wait 30 minutes and then look at the bowl. If the bowl water is uncolored, you’re fine. If the dye appears in the bowl, you might have a leak and will want to call a plumbing expert.
- Remember your water heater maintenance
If an unpleasant odor seems to be coming from any of the drains in your home, it might be evidence that plumbing maintenance is needed. A properly running drain shouldn’t release smells into the air. Check to make sure there are strains installed in all your drains to prevent hair and other remains from spoiling in the pipes and causing them to clog. After you’ve treated with a common drain cleaner, pour eight pints of water into drains that are not used often. This will fill the trap and help to avoid odors from coming in and filling up your home.
Your water heater takes excellent care of you so be sure you’re returning the favor. Don’t forget that newer water heaters are going to be more energy efficient, so if yours is more than 15 years old, it is probably about time to invest in a new one to help make sure you don’t have that unpredicted burst of cold water for several days. Whether or not you plan on replacing your water heater, there are some things you can do to help keep it working properly.
Make sure the temperature setting on the equipment is not set higher than 120°F. This will help decrease your energy use (and help decrease your bills) while also avoiding scalding. As a safety precaution, you will want to relocate any items from around the water heater. Your yearly Plumbing PLUS Maintenance agreement includes a water heater maintenance; and it could even help your water heater be more efficient and avoid plumbing problems moving forward.
These are just some ways of how you can help get your plumbing ready for the season, but if you are not comfortable performing any of these tasks, you are welcome to call Service Experts Heating & Air Conditioning and we can come out and conduct your annual plumbing maintenance and fix (or help avoid) any plumbing problems.
